Realising sustainable value in real assets

In many of our societies, buildings play a crucial role to our endeavours and our quality of life, whether it is for shelter, work, education or entertainment. Concurrently, they are very energy intensive, and the building and construction sector is the largest consumer of energy in Europe. Faced with the reality of climate change, new businesses supporting non-carbon energy sources, energy efficiency and low carbon transport modes need to emerge. Investment in the infrastructure and technologies are necessary for an evolution to a low carbon future.

As an experienced investor and advisor in real estate and infrastructure assets, our vision at TraxleReal very much coincides with the opinion of Mr. Piccard. Market and commercial feasibility studies

In today’s competitive business environment, it is particularly important to find the real estate object that suits your needs, whether as an investor or as an occupier. A good knowledge of the market and the quality of the asset is key. TraxleReal performs market studies to identify and pursue real estate assets aligned with its clients’ needs and criteria.

Financial structuring and modelling

Real estate projects are large investments that are usually financed with a mix of equity, debt and hybrid instruments. Furthermore, the particularity of real asset projects, including infrastructure projects and Private Public Partnerships (PPP), is the long-term lifecycle of the created assets that spans multiple decades. In some instances, these projects entail long-term contracts, as is the case of Design Build Finance Maintain and Operate (DBFMO) agreements, and long-maturity financing. TraxleReal provides structuring advice and financial modelling services to strive for the optimal financing mix.


The Royal Institution of Chartered Surveyors (RICS) and the International Valuation Standards Council (IVSC) provide guidelines on how real estate assets should be valued. Commonly accepted valuation methodologies for real estate assets include Discounted Cash Flow (DCF), Direct capitalisation, Market comparable and Depreciated replacement cost value. TraxleReal has a long experience in performing asset and business valuations in the real estate sector.

Asset management

Asset management requires strategic thinking, knowledge of local norms and legislation, technical know-how and commercial acumen. Capital expenditures need to be planned over a long period, lease contract breaks monitored, technical or regulatory failings minimised, and commercial opportunities exploited.
